Foundation - We do all we can to ensure a dry basement:
- We use plaster, ironite, tar.
- For waterproofing system install inside PVC footer tile as
well as outside to route any water around foundation.
- Install tie downspouts to drain tile and carry water away
from foundation.
- Ensure proper slopes and swails around foundation to properly
carry surface water.
- Eleven courses of 12" block is standard (some builders will
use 8" block).
Structure - We install a superior floor system in all
Venczel Homes:
- all steel "I" beams and 4" steel posts in basement;
- 2x10 premium grade floor joists 16" on center;
- 3/4" tongue & groove plywood (most builders are using
particleboard on the floors) glued
and nailed;
- All interior and exterior window and door headers are double
2x12's (this maximizes the
load carrying potential over these openings in the home. Some
builders use 2x8's or less in
these critical areas).
- All of our stairs are made with machined treads which have no
sharp corners to wear out
carpeting. The stairs are also glued and nailed to avoid any
squeaks. We even take the time to
install curtain blocks on either side of the windows to ensure a
curtain and/or valance red
hanger will always be anchored in wood and not drywall.
Exterior Features - Roof:
Venczel Homes takes all precautions on the roof system
- Install ice guard in all problem areas i.e. valleys, roof
edges. This will prevent any ice
that might back up under the shingle from penetrating the
sheathing (most builders do not use
ice guard).
- Install 30# felt paper instead of 15#.
- install drip edge (this helps prevent water from running
under shingle on roof edges).
- Install a 25 yr. shingle instead of a 20yr. as standard. We
install a superior ridge vent
that covers the ridge more than the standard aluminum vents, not
allowing any rain or snow to
blow in.
Exterior Features - Siding:
We install a vinyl siding that comes with a life time guarantee.
The material is 100% vinyl, no
a composite. The color is throughout the whole piece of material
and will not fade over the
years. Prior to siding the home, it is covered with tyvek house
wrap. The facia and soffitts
are aluminum.
Plumbing:
All copper supply lines are installed which includes a l' main
line coming into the home from
the street instead of a 3/4" line which some builders use. A 3/4"
supply line is used to supply
water to the second floor instead of a 1/2" line. All PVC or ABS
are used for drains. We install
Moen fixtures; instead of Delta. Tuh & shower units are all one
piece quality fiberglass units.
Electric:
We install a 200 amp service in all the homes, and in most cases
install all 12 gauge wire
throughout the home. Rooms are wired with ample outlets and fan
boxes are included in all
bedroom ceilings.
Mechanicals:
We install Bryant furnaces and air conditioners manufactured by
Carrier. The homes are laid out
for maximum comfort and efficiency for heating and cooling. We
place the heat registers and
return air vents in the best possible areas of the home. We also
offer Aprile Air humidifiers
and Spaceguard air cleaners. Also, double duct and zoning
packages are available.
Insulation:
The home is first sealed to control air infiltration. All seams
on exterior walls and holes
between floors on interior walls (i.e. holes drilled for copper
lines, wires etc.) are sealed up.
Walls are insulated with R-13 and covered with 4 mil visquene to
reduce air infiltration and
moisture. All ceilings, both flat and vaulted are insulated with
R-30 to R-38.
Interior Features:
We install Haas oak cabinets as a standard. These cabinets come
with raised paneled oak fronts
and dove-tailed drawers which are signs of a quality product. All
baseboards, window and door
casings in the homes are oak. We are very discerning when it
comes to tight miters and plumb
doors. We feel that the allowances we offer for flooring,
cabinets, and appliances are above
the standards of the competition, and will assist our customers
in providing access to quality
suppliers and installers.
